I want to build a village

All I need is a few million dollars to get the development off the ground...

We'll build a planned community, create a mainstreet, get everything within bicycle or walking distance, build a small grocery store or something, maybe an eckerd and a few smaller stores (boutiques?). Maybe a park here or there, perhaps get the local government to occupy space for an elementary school.

Yeah, I can see it now! No cars, just a grocery drop off point at the parking lot with an underground delivery system right to your house. (I lean towards pneumatic tubes, but hey, your mileage may differ!) Waste removed the same way....sorta like a horizontal version of the trash chutes in my old apartment building. Kids can play right outside the door, because the "street" is paved with grass! The homes will be 2 story, with the upper story devoted to crafts, studio, work or whatever, while the family all lives on one floor. There WILL be room for grandma.
There will be churches, theatres, and "work malls" within walking distance.

Sounds logical. Simple. Easily done with existing technology.
